Amanzimtoti's beautiful coastal town is experiencing rapid growth, with new buildings and developments emerging across the area. While this brings new energy and potential for jobs, residents are expressing significant concerns regarding the capacity of the town's existing infrastructure, including water pipes, roads, and stormwater drains, to handle this expansion. These worries intensified after recent heavy rains caused widespread disruption, including a five-day water outage for some residents.
Amanzimtoti Infrastructure Under Pressure
The town's services have been under strain. A significant incident involved a major stormwater pipe bursting during floods, leading to a five-day water supply interruption for some residents. Local resident George Lithgow noted that the roads and drains in his area had been functional for over forty years until construction for a new mall began. "The reality is that we are suffering because of the damage caused by the developers," he stated, further explaining that the stormwater system was already compromised due to nearby excavation work.
DA Ward Councillor Andre Beetge acknowledged these complaints. He explained that a road section began collapsing after heavy KwaZulu-Natal rains. Developers reportedly excavated extensively on one side of a building site to maximise space, which subsequently led to the road damage and the burst pipe.

The burst stormwater pipe caused a significant disruption to the water supply for many homes, exacerbated by the heavy rainfall. This incident highlights the critical importance of robust infrastructure, especially with ongoing development and frequent KwaZulu-Natal weather alerts predicting heavy downpours. Developers Respond to Community Concerns
AJ Property Developers, responsible for the new Kingsburgh Junction mall, stated that the heavy rainfall was unusually severe and that some of the town's existing pipes and systems already had underlying issues. The new mall, spanning approximately 13,672 square metres, officially opened on July 23, 2026, at the corner of Seadoone and Umfuleni roads. It aims to serve shoppers from areas including lower Amanzimtoti.
Despite developer assurances, many Amanzimtoti residents feel excluded from the planning processes for these large projects. They desire greater transparency and increased local involvement to ensure community benefits.
Amanzimtoti's Growth Spurt and Future Prospects
The town is experiencing a significant boom, particularly in areas like Arbour Town. The population of Arbour Town grew by 446% between 2011 and 2020, significantly outpacing Amanzimtoti Town's 14% growth during the same period. Developments such as Arbour Crossing, Makro (on Arbour Road), and Galleria Mall have driven this expansion with new homes, shops, and businesses.
Further developments are anticipated, including a proposed KwaZulu-Natal Automotive Supplier Park (ASP) in Illovo, located approximately 15 minutes from Arbour Town, which could generate 6,000 permanent jobs. Additionally, a substantial R11 billion Dube Trade Port Auto Suppliers Park in Kingsburgh is planned to support major automotive brands like Toyota, MAN Trucks, and Volvo. This project alone could create over 25,000 new jobs and thousands of new affordable homes, potentially attracting thousands of families to the area over the next five years due to these automotive factory developments.
Balancing Development with Infrastructure Needs
While increased demand for housing is beneficial for property values, it is imperative that the town's infrastructure can accommodate this growth. The eThekwini Municipality had historically underfunded major infrastructure projects for Amanzimtoti prior to December 2025. This lack of investment may have contributed to businesses relocating from the old Amanzimtoti CBD.
Amanzimtoti Town Centre serves numerous surrounding neighbourhoods, particularly to the south and west. Improved transport links, including more reliable public transport and road upgrades, are essential to ensure accessibility. Careful planning is crucial to balance exciting new growth with robust infrastructure and environmental protection, ensuring Amanzimtoti remains a desirable place for its residents for many years to come.
